Use cases: Property, facilities & hosts
A card for every property, job and payout
Give your landlords, managers and hosts cards in your brand: maintenance cards per property, a card per work order and opt-in payout cards, through one API.
Rent is collected online. Repairs and payouts still run on paper.
Property money goes out in many small, repeat payments: parts and turns for each unit, a cleaner after every checkout, a vendor for every work order, then owner draws, agent commissions and deposit refunds. Rent collection is built into most property software, but that spending isn't. It lands on a few shared company cards and staff reimbursements, payouts go out by check, and someone works out afterward which property, owner and job each charge belongs to.
Moon lets your platform run its own Visa card program through one API, in your brand. Your landlords, managers and hosts can give each property, unit or technician a maintenance card, physical or virtual, and issue a virtual card for a single work order, loaded with the approved amount. Supply cards can be limited to hardware stores by merchant category, with spend limits by day, week or month.
The same program pays people. Cleaners, owners and agents who opt in get a payout card loaded with what they're owed, and residents can choose a card for a deposit refund. Cards draw on a Moon balance funded from the manager's operating account, never from client trust money, and every charge comes back on a webhook tagged with its property, unit and work order, with daily reconciliation files for the books.

- 01
Maintenance cards per property
Give each property, unit or technician a physical or virtual card with its own spend limit, and freeze it the day a technician leaves.
- 02
A card per work order
Issue a virtual card when a work order is approved, loaded with the approved amount. Close it once the job's charges have settled, and whatever is left returns to your prepaid balance.
- 03
Hardware-store spend only
Limit supply cards to the merchant categories you choose, such as hardware and home-improvement stores, so they decline everywhere else.
- 04
Cleaners paid per checkout
Load a cleaner's payout card when each checkout clean is marked done, so they're paid per job rather than in a weekly batch.
- 05
Owner draws, commissions and refunds
Offer owners, agents and residents a payout card in your brand as an option for draws, commissions and deposit refunds, beside the methods you use today.
- 06
A balance per association or manager
HOA and property software can give each association or management company on the platform its own balance and cards, so one client's spend never draws on another's money.
Why property platforms choose Moon
Cards in your brand
Your landlords, managers and hosts get cards from the software they already use, not a separate bank portal. You decide what each card can do and change it through one API.
Spend approved against the job
With real-time authorization enabled for your program, Moon asks your system to approve each charge against the open work order and its budget. Your rules can decline a charge at the wrong store, or over the approved amount, before it goes through.
Fewer checks to write
Payouts and refunds go to a card the recipient chose, loaded through the API with an idempotency key so a retried request doesn't pay twice. Industry estimates put the saving at $3 to $7 for each paper check replaced.
Books kept by property
Property, unit, owner and work-order IDs travel as metadata on each card and come back on every webhook. Daily reconciliation files give the accounting team the same data at month-end.

Questions
- Our property-management system already has payments. Why add Moon?
- It collects rent. Moon covers the money going out: maintenance spend, work orders and payouts to cleaners, owners and agents, on cards in your brand. Rent collection stays where it is, and Moon runs beside it and beside any payout provider you use today.
- Can cards be funded from client trust accounts?
- They shouldn't be. Rent and security deposits a manager holds for owners and residents are generally treated as client trust money under state law, with rules on who can withdraw it and on mixing it with other funds. Fund cards from the manager's operating account instead: it loads a Moon balance, and cards draw only on that balance. Each management company on your platform can have its own balance, so one client's spend never touches another's money.
- Can we refund security deposits to a card?
- Yes, as an option the resident or guest chooses. Issue a card loaded with the refund, or add it to a card they already hold. Your program sets cardholder fees, so refund cards can be free to use. Deposit rules vary by state, including how a refund may be paid electronically, so offer the card alongside your current refund method rather than in place of it.
- Do cleaners and vendors paid by card need identity checks?
- Yes. Anyone who receives a payout card is a cardholder, and cardholders verify their identity. Send each cleaner or vendor Moon's hosted verification link from your app, read their status through the API, and receive every change by webhook. Once they're verified, each new job can be loaded onto the same card.
- How do we sync card spend to accounting by property?
- Attach your property, unit, owner and work-order IDs as metadata when you create a card, and Moon returns them unchanged. Every authorization, clearing, refund and decline arrives on a webhook with that metadata attached, and daily reconciliation files list the same transactions for month-end. Moon doesn't connect to your property-management or accounting system directly: your team builds the sync from these, posting each charge to the right property and owner.
- Where can we launch, and which licenses do we need?
- Card programs can launch in the US, Latin America and Southeast Asia. Tell us where your platform and your cardholders are based, and we'll confirm what's available for your program before you build. Cards are issued by Moon's partner financial institutions under their licenses, so you don't need a card-issuing license of your own; you keep your property-management licenses. You can start with a pilot on a few properties: the Sandbox runs the same endpoints as production, so your team can create property and work-order cards, simulate charges and declines, and receive the same webhooks before going live.
